Detailed Facility Condition Assessment

VFA’s most comprehensive assessment service, the FCA documents all current building deficiencies, encompassing the structure, systems and components, and estimates the associated costs for repair, renewal and code compliance.

Using industry-standard costs databases from RS Means and expert cost models for buildings and infrastructure, the detailed FCA determines immediate and long-term cost liabilities for deferred maintenance, building component lifecycle renewal, code compliance and functional inadequacies. This allows you to address current operational requirements, capital funding scenarios and facility renewal forecasting as part of your capital project planning efforts.

The most comprehensive assessment VFA offers, the detailed FCA securely stores all findings within VFA.facility® and employs FCI (facility condition index) and SCI (system condition index) as its key metrics.

Systems Lifecycle Assessment

Lifecycle assessment services focus on the evaluation of major building systems such as HVAC, plumbing and electrical. VFA assessors collect condition and cost data needed to determine required renewal investments, based on the observed condition and remaining useful life of each system. Such assessments may be employed across an entire portfolio or at select properties.

Systems lifecycle assessment can pinpoint problem areas requiring a more detailed assessment, serve as the basis for a pilot program, or be used for select properties within a portfolio that do not currently require a more detailed examination.
