Developing a Capital Plan for Beth Israel Deaconess Medical Center
Beth Israel Deaconess Medical Center, located in Boston, is a patient care, teaching and research affiliate of Harvard Medical School. In addition to a Level 1 trauma center, BIDMC offers specialized care in such areas as organ transplantation, cancer care, and cardiac surgery. BIDMC has approximately 560 beds and hosts nearly 750,000 patient visits annually.
BIDMC is comprised of two main campuses, with 27 buildings and more than 2.5 million square feet of facility space. BIDMC’s diverse building portfolio ranges from inpatient and outpatient buildings to facilities for conducting critical biomedical research.
When BIDMC set out to develop an “Infrastructure Master Plan”, it lacked essential data on major building system equipment and reliable information about the condition of its buildings. It also required a system for keeping assessment information current, prioritizing repair and renewal projects, and optimally allocating funds for planned or deferred upkeep.
Faced with budget constraints limiting its ability to address infrastructure problems, facility staff also needed support in developing defensible capital budgets that clearly demonstrated the investment needed to support current and projected organizational demands.
VFA conducted a condition assessment of hospital facilities and an inventory of major building system equipment, including approximately 1,600 pieces of major building equipment, including air handling units, transformers, chillers, pumps, exhaust fans and elevators. All information was captured and stored in VFA.facility.
The assessment data coupled with the analytical tools in VFA.facility gave BIDMC a clear understanding of the value and condition of its buildings and systems, as well as the ability to create effective long-term capital plans and propel development of its infrastructure master plan.
