Milwaukee County sought a solution that would help the County assess its zoo buildings and develop a five-year program for capital improvement and preventative maintenance. The zoo project represents one segment of a broader scale initiative, which includes more than 800 buildings and 12 million square feet across the County.

With the zoo at its current site since 1958, the County faced an aging building portfolio with escalating deferred maintenance across its 200-acre wooded lot.

The County lacked the information and centralized system to track and prioritize capital repair and renewal projects, resulting in a significant deferred maintenance liability.

Past facility condition audits captured data in a static report with no long-term value or means to update the information.

VFA provided thorough assessment services on animal buildings, administration buildings, pools and other structures. Assessment services also assisted the County in identifying costs related to storm water management and maintenance.

VFA's solution included its Web-based software solution, VFA.facility, to empower Milwaukee County to develop an inventory of zoo buildings and create a five-year capital improvement program.

By assessing each building included in the County's zoo, the County can identify and report exactly where deficiencies and maintenance tasks lie, including task frequency and personnel required to address these deficiencies.

The city was also able to define the relative condition of zoo buildings through a standardized benchmark tool known as the Facility Condition Index (FCI.)

Milwaukee County is empowered with the tools it needs to manage ongoing plant operations, efficiently plan renovations, and easily access critical facilities data over a centralized digital network.
|
|
 |
The County is able to determine priorities and allocate funding accordingly, putting safety requirements first followed by functional performance and aesthetic improvements.
