Two Ontario Hospitals Build a Business Case for Funding Renovation and New Construction
CLIENT
Kingston General Hospital and Providence Care are leading health care providers for the southeastern region of Ontario. They share a common planning function for their two million square foot portfolio, with responsibility for capital project planning, facility maintenance, housekeeping and security.
CHALLENGE
Both KGH and Providence Care have aging facilities, with the oldest buildings dating back to 1835. A preliminary assessment revealed that these facilities contained significant problems including electrical, mechanical and life safety issues. When the group proposed combining two existing Providence Care facilities for complex continuing care, rehabilitation care and long-term mental health care into one newly constructed building, the organization’s need for better information about building and system conditions and repair cost became a top priority.
SOLUTION
KGH and Providence Care engaged VFA to provide detailed facility assessments that would allow the organizations to better understand the scope of facility conditions throughout their portfolio. They also sought assistance in: prioritizing requirements, detailing the associated costs of remediation, and determining whether buildings should be repaired or replaced.
RESULTS
VFA assessment data has helped KGH and Providence Care build awareness of its building conditions at the Board and government level, and demonstrate that increased funding is needed to replace building elements over time. VFA software enabled Providence Care to develop a cost/benefit analysis for renovating versus building new to support its business case for combining two sites into one new building and VFA.facility® now serves as KGH and Providence Care's ongoing tool to support the development of optimal operating and capital plans as well as defensible requests for funding.
